From industrial zone to offices
The Pipera and Aurel Vlaicu metro stations opened in October 1987, with the extension of Line M2 from Piața Unirii. According to Wikipedia, Pipera station was originally conceived for the Pipera industrial platform. After industrial activity ceased, the station serves new office and residential areas.
The real estate press treats several submarkets of the north of the capital separately, including Floreasca – Barbu Văcărescu and Pipera-Nord.
The first buildings
A Wall-Street.ro article from July 2012 says that the Floreasca – Barbu Văcărescu area took shape as a business hub before the crisis. The article mentions Floreasca Tower, completed in 2005, with 7,600 square meters. In the three years before then, Euro Tower, The Lakeview, Floreasca Business Park and Nusco Tower were also finished, and the five buildings totaled around 100,000 square meters.
At the same time, Sky Tower, the 37-floor tower, and Floreasca Park, with two buildings and 37,500 square meters, were under construction.
The wave of recent years
In October 2019, Economica wrote that Floreasca – Barbu Văcărescu had a stock of 523,400 square meters and another 92,860 under construction, which made it the largest office submarket in Bucharest. Among the upcoming projects were Globalworth Square, Green Court D, One United Tower and two more Equilibrium buildings.
Pipera-Nord, farther north, has followed a different path. Forbes România wrote in March 2019 that the area had 187,000 square meters of offices at the end of 2018, with the lowest rents in Bucharest, after investment went toward areas such as Dimitrie Pompeiu and Floreasca – Barbu Văcărescu.
