Three buildings in Pipera

Swan Office & Technology Park is in the Pipera area in the north of Bucharest. The complex has three buildings, with 29,124 square meters of offices and retail space, according to the business press from January 2017. Forbes România lists it at approximately 30,000 square meters, which indicates the same size, rounded.

A 2011 project

The developer was Chayton Capital, with an investment of over 50 million euros, according to the January 2017 article. Forbes România writes that the project was developed by Swan Property, a company controlled by Chayton Capital. Both sources give 2011 as the year of delivery.

In 2013, the developer became insolvent and the complex was put up for sale. Forbes România notes that it was sold for 30.3 million euros to Smartown Investments. According to the January 2017 article, Smartown took over the complex in 2016 from the court-appointed administrator. The sources disagree on the month in which the insolvency began, so the page does not specify it.

Management

In January 2017, the real estate consultancy JLL was appointed property and asset manager for the park.

The Pipera area

Forbes România wrote in March 2019 that Pipera-Nord has the lowest rents in Bucharest and has lost its former shine, after investment went toward Dimitrie Pompeiu and Floreasca – Barbu Văcărescu. Swan Office & Technology Park appears, alongside Oregon Park, among the representative buildings in the article’s table. The complex is near the Quartier du Nord projects.
